It is not always easy to be sure of a property’s true condition and it's important to understand this to help avoid further repairs in the future. Our pre-purchase survey will provide you with an evaluation of the home from minor to structural findings helping you understand the full, in-depth report of the home. Our surveying service helps to give you a clear picture on the current state of a property as well as providing a given solution and service offering where maintenance may be needed.

Our surveying is provided in three types of service offering.
Level 1: A Condition Survey
We will highlight and provide a detailed inspection of the property’s condition and identify any possible maintenance or repairs involved. This includes checking the interior of the property including profound utility checks and visual checks for any structural hazards. We will identify any defects that need urgent attention, further investigation or that could be hazardous to live within without any attention.
Level 2: A Homebuyer Survey
This covers everything you would receive in our Level 1 survey plus a review on the exterior of the property and more in-depth reviews and tests of the interior. Our report will give advice on the estimated budget for any repairs we outline surrounding the maintenance required. We will also highlight any issues that do not meet the current building regulations. Along with our negotiating service, our comprehensive list of any defects found will inform you on our suggested market value of the property. It will also advise on any legal issues that need to be addressed before the transaction is complete
Level 3: Full Building Survey
Our highest and most thorough level of survey, our Full Building offering, including all services in both Level 1 and 2, provides an in-depth analysis of the entire estate.
Using our architects, this survey also includes a drawn-up plan of room sizes, the types of materials used on the property, plus a report on what renovations are able to be carried out under the building's condition and local requirements. Including, a thorough investigation on the withstanding legalities surrounding the building.
This includes checks with the land registry, local council, lawyers and architects. The legal service provided in this survey is vital for those wanting to renovate or restore the property as this involves a key step in Majorca’s local planning permission.
This type of survey is extremely worthwhile if you have any major concerns on the property or plan to carry out significant renovations. This level is customisable to your specific needs and includes a very detailed report including comprehensive photographs throughout.
